A weekly guide to Singapore’s money content.
Hello!
An HDB flat has crossed S$1.8 million for the first time in Singapore’s recorded resale transactions.

A five-room flat at SkyParc @ Dawson sold for S$1.818 million, setting a new HDB resale price record. Artist’s impression.
This week, we’re looking at that Dawson sale alongside the wider property market, bringing together the REIT results and checking what DBS has added to its equity picks.
Plus, retirement-age changes and a short explainer on CDP versus custodian accounts.
Let’s get CRAAKED!
CRAAKED #0011
DAWSON BREAKS S$1.8 MN
A five-room flat at SkyParc @ Dawson has sold for S$1.818 million, Singapore’s first recorded HDB resale above S$1.8 million.
99.co looks at the 1,195 sq ft unit’s high floor and roughly 94-year remaining lease. Yet DollarsAndSense finds prices easing across parts of the wider HDB market.
Condos were firmer. September resale prices rose 0.7%, while transactions rebounded 10.8% from August, although volumes remained below a year earlier.
Developer appetite varied too. Orchard Boulevard drew five bidders, while Marina Gardens Lane went for S$450 million on a sole bid. And only nine of 163 auction listings sold in Q3.
A record flat makes headlines. The broader market is more mixed.

WHAT COMES FIRST?
Pay off debt, invest in ETFs or top up CPF and SRS?
This short explainer sets out a suggested order, starting with emergency savings and insurance, then tackling expensive debt and setting aside money for near-term expenses before investing for the longer term.
The creator also distinguishes between flexible investments and money committed to retirement. It’s one approach to organising competing priorities, with the sequence depending on your income, upcoming expenses and need for access to your savings.
HIGHER REIT PAYOUTS, DIFFERENT OUTLOOKS ?
Several REITs reported distribution growth, but their outlooks differ.
Keppel DC REIT’s third-quarter distribution per unit rose 12.6% year on year, supported by acquisitions and rental growth. Unresolved rent collection at its Guangdong data centres remains a concern.
Suntec REIT’s quarterly DPU increased 13.4%, helped by stronger Singapore operations and lower financing costs. Frasers Centrepoint Trust’s full-year DPU rose 2%. These cover different reporting periods.
Analysts also disagree on what comes next. Phillip Securities upgraded Suntec to Buy, while CGS International downgraded it to Hold, citing potential DPU dilution from portfolio changes.
Higher payouts haven’t produced a uniform verdict on valuations or future distributions.
DBS UPDATES ITS EQUITY PICKS
DBS’s Singapore Equity Picks update added Sembcorp Industries on 27 October, followed by CapitaLand Ascendas REIT and increased UOL exposure on 29 October.
Its reasoning includes earnings catalysts at Sembcorp, more compelling valuations at Ascendas REIT and potential support from UOL’s Thomson Reserve launch.
The research portfolio nevertheless retained a 50% cash position.
These are DBS’s portfolio decisions and research views, with the bank remaining selective after the market pullback.
RETIREMENT AGES MOVE EARLIER
Singapore’s retirement age will rise from 64 to 65, and its re-employment age from 69 to 70, on 1 January 2029. That brings the planned increases forward by a year.

Singapore’s retirement age will rise to 65 and re-employment age to 70 from 1 January 2029, a year earlier than planned.
DollarsAndSense explains the difference. The retirement age protects covered employees from being retired on the basis of age. Re-employment obligations apply to eligible workers who wish to continue, potentially under different responsibilities or employment terms.
The statutory ages don’t require you to keep working until then. When you personally retire remains a separate decision.
